PREMIER HIGHRISE CONDOMINIUM DEVELOPER
TO BUILD LUXURY RESIDENTIAL TOWERS AT PARK PLACE

________________________________________________________________________

IRVINE, CALIFORNIA - On the heels of opening a new Class-A office building, Park Place Residential Highrise I LLC., an affiliate of Crow Winthrop Development Limited Partnership, announces the sale of a 2.3-acre parcel to Irvine Residential Highrise LLC., an affiliate of Bosa Development, California, Inc. for the development of two 18-story luxury highrise residential towers called Marquee at Park Place.

The 240-unit luxury condominium towers are the first urban development project of this kind in Irvine, marking another milestone in the community's transition from a small suburb just a few decades ago to one of Southern California's finest examples of a growing and vibrant edge city. When completed, the luxury residential towers are destined to become Park Place's flagship buildings for the 21st century.

Each tower will contain 120 two-and-three-bedroom floorplans highlighting the finest materials and fixtures, including quality wood cabinetry of either cherry, walnut or zebrawood, Monogram, Dacor and Bosch professional quality appliances, Kohler fixtures and faucets, rich carpeting and flooring in hardwood, limestone and marble, granite countertops and seven-foot interior doors. Full-height windows and expansive balconies will showcase spectacular views of the surrounding area.

Marquee at Park Place will contain a pool, garden and fitness facility; a 24-hour concierge will attend to residents' needs. Complementing the towers are four two-story townhomes that will be built on the site.

"For those who enjoy sophisticated urban living, Marquee at Park Place will become Irvine's most desirable address," said Nat Bosa, founder of Bosa Development. "Not only will residents be surrounded by luxury, they will be close to all this dynamic area offers, including a multitude of business parks, UCI, the airport, golf, restaurants, entertainment and shopping at South Coast Plaza and Fashion Island. Bosa is proud to be part of Irvine's exciting evolution."

Construction and sales for the towers will begin in the spring of 2003. For more information, call toll-free, 877-294-2672.

Bosa Development, California, Inc. was represented by David Landes of O'Donnell Atkins. Park Place Residential Highrise 1 LLC. was represented by Crow Orange County Management Company, Inc. in this transaction.

Located at the southeast corner of Jamboree Road and the I-405 San Diego Freeway, Park Place's future development sites are situated on 90 acres of prime real estate in the heart of Orange County central business district. The entire project, which completely surrounds the existing Park Place office campus, formerly the Fluor Corporation World Headquarters facility, is being developed as a "city-within-a-city," which ultimately will provide a unique living-working-dining-entertainment experience. A mile from John Wayne (Orange County) Airport and less than a mile from the University of California at Irvine, Park Place is one of the most visible pieces of commercial real estate in Southern California.

When completed over the next 15 years, Park Place will encompass more than 4 million
